Federal Emergency Management Association (FEMA) has changed the Base Flood Elevation (BFE) maps and new BFEs are now being enforced. This is not entirely true.
FEMA has released preliminary Advisory Base Flood Elevations. The Advisory BFE maps are not yet adopted. The City is currently working with FEMA on possible changes to the map before they are adopted, that process could take several months to a year. Until the advisory maps are adopted the City of San Marcos will use the current BFEs.
